Cloud Peak Ranch – Community Guidelines (One-Page Summary)

 

Vehicles & Parking (Article IX, Section 5)

  • No RVs, campers, trailers, boats, or similar vehicles may be parked on any lot for more than 48 consecutive hours per month, unless fully enclosed in a garage.
  • All vehicles must be operable, licensed, and registered.
  • Junked, unworkable, or idle vehicles are not permitted.

Property Cleanliness & Trash (Article IX, Section 9)

  • All lots must be kept clean and sanitary at all times.
  • Trash and refuse must be stored in sanitary containers and screened from view.
  • Burning trash is prohibited.

Yard Maintenance & Landscaping (Article IX, Section 10)

  • All lots must be fully landscaped with grass or ARC-approved alternatives.
  • A landscape plan must be submitted to and approved by the Architectural Review Committee (ARC).
  • Weeds and vegetation must be controlled on all lots, whether vacant or occupied.

Lot Appearance (Article IX, Section 11)

  • Lots must be kept neat and free of visible junk or construction materials after construction.
  • Damaged or destroyed structures must be promptly rebuilt or removed.

Signs (Article IX, Section 12)

  • Only reasonably sized “For Sale” signs are permitted unless ARC approval is obtained.

Animals (Article IX, Section 13)

  • Only commonly accepted household pets are allowed.
  • Animal pens must be clean and well-maintained.

Fences, Clotheslines & Antennae (Article IX, Sections 14, 15 & 17)

  • All fencing and exterior structures require ARC approval.
  • Clotheslines must be retractable and approved prior to installation.
  • Exterior antennae and satellite dishes require approval unless otherwise permitted by law.

Architectural Review (Article X, Section 1)

  • All exterior improvements or changes require ARC approval before construction.
  • Approved plans must be followed; changes require resubmission and approval.

Assessments & Delinquencies (Article XII, Section 2)

  • Late assessments may incur late fees and interest as allowed by the Declaration.
